Methodological notes
Address format changes between commercial snapshots (abbreviated vs. full street names) inflate apparent new-entry counts; unique property figures use most-recent-snapshot deduplication. Port City shopping centre (90,000 sqm) is excluded from all area calculations - it is 1,286× the median property size. The residential and commercial registries are separate administrative instruments and are not aggregated.
